Transforming Heritage: TRACK (2023 FINALIST HIA Renovation $800K - $1.2M)
In the heart of a conservation area, a dilapidated relic was masterfully transformed into an architectural gem, seamlessly blending heritage charm with modern sophistication. This project has not only revived a piece of history but was also recognised as a finalist in the 2023 HIA Awards for renovation/addition projects in NSW ($800,000 to $1.2 million).
1. The Vision: Breathing New Life into Heritage
Our client envisioned a modern sanctuary to accommodate their growing family while respecting the heritage conservation guidelines. Collaborating closely with architect Demis Bhargava from HecticrAt Architects, the goal was to restore the period features in the front half of the house and replace the rear addition with an open-plan living space.
The brief also called for a contemporary first-floor addition, featuring a master bedroom, ensuite, and a balcony that would seamlessly blend the old with the new.
2. Overcoming Challenges: Precision and Perseverance
The journey wasn’t without challenges, testing our team's creativity and dedication.
The house had previously undergone numerous alterations, with these modifications rendering the home unlivable. Careful attention was required to restore its former glory while adhering strictly to council heritage and planning guidelines.
The roof, in particular, posed significant challenges due to its proximity to neighbouring roofs. Ensuring that the new roof sat flush with adjoining structures while maintaining structural and waterproofing integrity required meticulous planning and execution.
Sydney's unpredictable climate threatened to derail the project schedule, but the team's dedication saw them working tirelessly, often back-to-back, to overcome weather-related delays and ensure the project was completed on time.
3. The Design: A Symphony of Old and New
The completed renovation speaks volumes about the power of thoughtful design and skilled craftsmanship. Contemporary materials and bespoke elements such as polished concrete floors and a formed bathtub brought new life into the space.
The living room became a light-filled haven, seamlessly connecting to a garden oasis through an arched glass door.
Upstairs, the contemporary addition, while modern in design, blended respectfully with the existing tiled roof. The suspended staircase and bespoke features throughout the home highlight the attention to detail that defines this whole project.
