This is a question we are frequently asked by our clients. Although a new home with the perfect layout and reduced ongoing maintenance is ideal, our clients also like to understand the cost implications of choosing to build new or renovate.

To help our clients make the right decision, there are three key areas to consider.
The Condition Of The Existing Property
The two main factors to think about here are: the foundations, and the external walls. For example, if you have a masonry construction, are there cracks that need addressing? If it’s cladding, is there asbestos? If these features require major rectification, they can add costs to the overall construction. But if your existing property is in relatively good condition, you may want to retain it and choose to renovate.
The Extent Of Work
If you’re requiring large internal modifications to achieve your ideal space, then a knockdown rebuild may save you money compared with a renovation. But, for example, if the existing part of your house can remain and it’s only the rear section that needs modification, you may want to choose the renovation route.
Planning Controls
The final thing we advise you to consider is the planning policy relating to your home. Every property has a set of planning controls affecting things such as land use. This varies from council to council, so we highly recommend you find out what’s allowed not only on your block, but in your street and suburb.
People often fall into the trap of believing they can knock down and rebuild their home to the exact same blueprint, but that’s not always the case.
Rules around set-backs and height limits can change, so you may find that knockdown rebuild means losing floor space. If that’s the case, renovating may well be the better way to achieve your dream home.
